Tips for Successful Real Estate Tax Assessments Appeals in Maryland

Property owners have an obligation to pay a fair share for municipal services and a duty to ensure payment of not
one penny more.

Properties in Maryland are valued by State Employees called "Assessors" once every three years. The increase
from the prior value is phased in over three years. Notices of increase are mailed to owners, usually in December. 
Owners disagreeing with the fairness of the value have 45 days in which to appeal. The chart in The Process of
Appealing Tax Assessments outlines this process.

Appeals must be received in the Assessment Office within 45 days of the "Notice Date".

Provide thorough income and expense data.

Include a schedule for reserve payments for replacement of major items such as roofs and mechanical
equipment.

Never argue politics or lack of municipal services with an assessor.

Request the worksheet (this must be done in writing) and thoroughly review it for errors.

Research and document sales of comparable properties.

bullet

Provide detailed information on any fact that detracts from the property's value or puts it at a competitive
disadvantage.

Hire a competent, experienced professional to best represent the owner's interests.
