Here are Three Stories about how I helped those I serve achieve extraordinary results in their real estate transactions:

 

bullet Saved $250,000 in capital gains taxes, improved cash flow, and reduced management headache when I structured a 1031 tax-deferred exchange for a client who had 27 investment houses.  I negotiated the disposition of the houses and helped acquire a net-leased commercial property in Florida.  The trade gave the client a property with no vacancy, no headache, and a large, predictable monthly check on which to supplement his retirement.

 

bulletSaved bank from $100,000 loan loss.  A partnership dispute arose during the rehab of an apartment building and the project stopped.  The lender, fearing a loss at foreclose, brought me in.  I completed the rehab work, leased the apartments to full occupancy, and then sold the property at a profit.  The bank avoided a loss.

 

bulletKeep it in the family:  A widow called, wanting to sell her apartment building to fund the entrance fee for a life care facility.  After counseling with her, we determined it was in her best interest to refinance the property to meet the entrance fee requirement and keep the property to supplement her income.  I shopped for the best loan terms on her behalf and handled all details of the transaction.
