Ben Frederick III, CCIM
Ben Frederick III has helped many owners of investment properties save thousands of dollars on property tax bills through effective representation at tax assessment appeal hearings before both the assessor and the Property Tax Appeals Board.  If you received a notice from the state that your tax assessment is being increased and you are not happy with the increase, Ben Frederick III can help you appeal the decision and ask for a reduction.
Many lending institutions and investors  desire a quick, inexpensive way to understand the market value for income-producing and commercial properties.  Ben Frederick III, with over 20 years experience in marketing, managing, and appraising real property can perform this service responsibly and economically.

Key Benefits

bulletSo often, an objective outsider has the independence to spot problems and opportunities and can help an owner improve property performance.
bulletAt other times, expertise in valuing property by a broker can be less costly than by a licensed appraiser.
bulletProperty taxes represent a substantial cost of operating most properties.  Tax appeals keep this cost item as low as possible.

Capabilities

Tax Assessment Appeals
Ben Frederick III, has 25 years experience in valuing income-producing property, meeting with the assessor and justifying a lower assessment.

If a success result is not achieved at this level, Mr. Frederick will represent the owner before the Property Tax Appeals Board and further argue the case for a lower valuation.

If the owner provides an accurate rent roll and three-years detailed income and expense data, as well as access to the property for an inspection, the initial representation before the assessor can be completed for a fee of $750 plus 25% of the tax savings over a three year period.  If an appearance before the Property Tax Appeals Board is required, an additional fee of $250 is due.
