A good job begins with good, thorough specifications as to what the job should look-like when it is completed.  Based on my 20 years of Real Estate experience, a substantial part of which have been involved in property management, I understand that designing projects with certain specifications can result in lower operation costs, better performance, higher tenant satisfaction, and fewer headaches in the future.   Every job benefits from this design experience.  Someone once told me "specificity is the secret to success".  This has never been more true than in writing a detailed list of exactly what one wants the contractor to do. 
Competitive Bidding to Capable, Reputable Contractors
Different jobs require different skills, tools, and experience.  Choosing the right contractor to bid on your job is the second step towards a successful completion.  My invitation to bid only goes to those contractors who have the capabilities to successfully complete the job.   The bids are reviewed for completeness.  While cost savings is important, it is foolish to always choose the lowest bidder.  I have the experience to evaluate the bids and choose the best overall company to complete the job.
Supervision and Fund Release
Frequent visits to the job site lets the workers and supervisors know that you care about getting a good result.  Showing appeciation for good work and progress often motivates workers to try their best.  Also, one must catch mistakes, misdirections, and miscommunications early in the process to minimize the cost of mistakes.
