It is important to understand the operating philosophy, goals, capital
requirements, tax objectives, timing, and return requirements at the outset of
an acquisition program. Identify and agree upon those criteria which, if
not met, disqualify a property for consideration.

through a process of elimination to shorten the list of suitable properties and
begin making offers. The response to offers shortens the list to those
that best suit the client's needs.

Negotiation includes the terms of the purchase agreement and financing terms
with the lender. The goal is to achieve the best total, long-term
financial result possible.

Many details need attention and follow up in order to complete the
acquisition and for the client to actually begin reaping the benefits of
ownership. Property studies and investigations need to be completed and
the results analyzed. These issues require communication, coordination,
